  • A Fulton Market office, made into a first home.

A young couple bought into a Fulton Market loft for everything the building already had: big windows, exposed brick, a timber structure, a vintage fireplace, the kind of industrial character you cannot fake. There was just one catch. It had spent its whole life as an office, and it still needed to become a home.

When Studio MAK arrived, the unit was essentially one large open square. Beautiful architecture, a small existing powder room, and very little else. The challenge was to fit a working two-bedroom, two-bath home inside it without spending the openness and soul that made the loft worth buying in the first place.

So every move had to earn its place. We developed the layout from scratch, adding bedrooms, a second bath, real storage, and a walk-in closet where none had existed, threading them through narrow conditions while preserving the original half-bath footprint. The fireplace stayed at the heart of the plan as a natural centerpiece. New finishes, lighting, and furnishings layered warmth over the raw structure without burying it.

The finished loft is warm, grounded, and personal. A real city home carved out of an old office, still true to the brick-and-timber roots that drew them to it, and ready for the family they're planning for.
